Google can take over Anthropic’s $19 billion data center lease.

TeraWulf, a former bitcoin miner, lost $941 million in the second quarter.

If Anthropic defaults, Google can pay the rent and take over the lease, or pay a termination fee and take equity in TeraWulf’s Raylan subsidiary.

Rent starts only as each hall is delivered, between late 2027 and the second quarter of 2028.
